中国非宅地王谍报:宝能超白金酒店白皮书

■中国非宅类地王归宝能所有

位于龙岗区南澳街道桔钓沙片区、近岸海域二类环境功能区的三幅酒店宗地2010-3-2捆绑挂牌出让,包括宝能、万科、卓越、京基、中海、佳兆业、绿景、时尚商业地产、鸿荣源等在内的17家品牌房企参与竞争,作为非住宅类地块,虎年首拍状况可以说空前激烈。

容积率0.3的G17301-1576、容积率0.6的G17301-1577、容积率0.6的G17301-1578三幅宗地合计占地66541.65㎡、总建面36202㎡、容积率0.5441。由于地块属非民生地块,在社会上并未引起重大关注,但交易过程却惊心动魄,以200万为一加价台阶,经过长达144轮报价的鏖战最终才由在深圳湾口岸片区开发了宝能·太古城的深圳市宝能投资集团属下的深圳市中港淘宝城投资有限公司夺得。

本地块由于靠近浪骑游艇会、浪骑别墅及其在建的大甲岛度假村,因此万科同样志在必得,但最终受限于“不拿地王”的承诺而止步,而宝能夺得三幅地块的总成本是:6.8亿的总价、18783.49元/㎡楼面地价、10219.16元/㎡裸地价。而政府的出让低价是6405万元,最终成交价超出低价达6.1595亿、溢价幅度达961.67%!

■“宝能酒店投资有限公司”已成立

本酒店地块创造了深圳非住宅地块报价次数最多、竞争程度最激烈的史上新记录,成为深圳非住宅地王,相信在全国,达到这个价格的酒店用地也同样是屈指可数。同时,其961.67%的溢价幅度则更是创出了深圳史上所有地块出让的新高,远远高出当初的9万3地块、尖岗山地块,成为深圳的溢价地王。

宝能集团拍到此地块以后,专门成立了“宝能酒店投资有限公司”。宝能如今在在深圳特区内外储备了建面近96万㎡的项目用地。除中港城、太古城以外,还包括建面约5万㎡的龙岗中心区的大型商业地产项目,以及梅林、龙华拓展区约6万㎡住宅项目。

在夺得上述地块以后,宝能在房地产行业的品种,已经覆盖住宅、商业、写字楼、酒店、厂房、仓库,成为商品房领域的长线供应商,而其业务范围也覆盖了南山、福田、龙岗、宝安4大行政区,形成了中部以中港城为据点、以梅林及龙华为储备,西部以太古城为右翼,东部以桔钓沙片区为左翼的“东成、西就、中定”格局。

■宝能可能有资本市场图谋

宝能所夺得的三幅地块,西南北三面青山相拥,东面隔木麻黄林阵紧邻桔钓沙海滩与万科浪骑游艇会,是深圳最好的海滩,长约1000米宽50米的沙滩呈月牙状,是深圳唯一的白沙滩---“银滩”,这里还是游泳和露营的最佳场所,

目前桔钓沙海滩属规划国土委的内部度假用地,某中央高官经常在沙滩南面的别墅内度假。而2011年的大运会的海上运动比赛就将在这里举行,目前比赛会馆已经在建设之中,加上万科将在此建设的浪骑别墅及大甲岛度假村,桔钓沙将成为深圳奢侈旅游的目的地。

而据房地内参向香港资本市场人士了解,宝能目前存在资本运作考虑,未来将太古城的商业部分与中港城商业、本酒店项目打包进入属下的商业地产公司后,在境外上市的可能性巨大。最近,宝能快速出台了本项目的白皮书,就项目的定位及相关设想与信息开始对外发布,房地内参www.BANQ.cn鉴于其中国非宅类地王的特殊身份,予以首发。

一、深圳滨海旅游发展现状与展望

深圳旅游业在20多年的发展中保持了高速增长,取得了全国瞩目的成就。2008年,深圳旅游业实现全市接待游客6755.3万人次,旅游业总收入517.83亿元人民币,其中国际旅游收入27.08亿美元。目前,深圳旅游业年度总收入为全国的1/22,旅游外汇收入为全国的1/15。另外,深圳本市有1500万人口,经济发达,人民富裕,本市就有巨大的旅游需求。旅游业已成为深圳经济重要的新增长点和重要产业。
Shenzhen’s rapidly-growing tourism has gained marvelous accomplishments in 20 years' development. It received 67,553,000 tourists in 2008. The gross income created by tourism reached RMB51.783 billion, in which the international tourism accounted for US$2.708 billion. At present, the gross revenue of Shenzhen tourism accounts for 1/22 in that of the whole country and its foreign exchange earnings from tourism is 1/15 in that of the whole country. In addition, Shenzhen has a population of more than 15 million. Therefore with its developed economy and abundant people, there is a great demand for tour locally. As a result, tourism has become the important economic growth strength and key industry in Shenzhen.

建设“国际旅游城市”,是深圳市委市政府对深圳现状、优势和未来发展的全面评估后所作的目标定位。这一战略目标表明,在深圳未来的发展中,旅游业将作为最重要的产业之一来对待,旅游产业是深圳最有潜力和发展空间的领域之一。

1.1深圳滨海度假东扩必然

滨海旅游业是当代旅游业中发展最为迅猛的领域之一,发展滨海旅游业,对深圳实现旅游产业转型升级和提升城市竞争力具有十分重要的战略意义。深圳拥有丰富的滨海旅游资源,具备开发滨海旅游业的优势条件。经过30年的发展,深圳经济建设发生了翻天覆地的变化,深圳人的生活模式也经历了从上山到下乡的变迁。30年过去了,我们清楚看到人们的生活方式已向追求滨海度假式方式转变。深圳向东、再向东的趋势不可阻挡,因为那里是真正的入海口,在那里才能实现和满足人们追求的精神欲望。
1.1 INEVITABILITY OF EXPANDING SHENZHEN COASTAL VACATION TO THE EAST
Coastal tourism is one of the fields which grow the fastest in the present tourism industry. Developing coastal tourism is very significant for the transformation and upgrading of Shenzhen tourism industry and improving competitiveness of the city as well. Since this place is rich in coastal tour resources, it has the advantages to develop coastal tourism industry. After 30 years' development, the economic construction of Shenzhen has been tremendously changed and the life style of Shenzhen people also changed a lot, from the life in the mountain to the life in the countryside. Now, 30 years have passed, it is clear that the life style of those people is gradually going to pursue coastal vacation. Expanding to the east and further to the east is now irresistible, as the estuary is there and it is there that can realize and satisfy people's spiritual desire.

1.2滨海旅游国际高端配套项目的空白与填空:珍贵的历史发展机遇
深圳目前的旅游市场主要存在两大类型的产品:一类是以世界之窗等主题公园为主的中端旅游市场产品,尽管取得了不俗的市场收益,但其中端经营路线对于提升深圳国际化城市形象与知名度还远远不够。另一类是以大、小梅沙为主的大众化旅游项目,该等项目对于城市旅游经济的创收、对城市绿色GDP的增长,尤其是对建立国际旅游地标吸引力的拉动上有所欠缺。可以说,深圳在高端休闲旅游度假项目的建设方面尚属一片空白。
1.2 UNDER-DEVELOPED INTERNATIONAL HIGH-END SUPPORTING PROJECTS – PRECIOUS DEVELOPMENT OPPORTUNITY
There are mainly two types of products in the current tourism market. One is the middle-end tourism product, mainly including theme parks such as Window of the World. Although it has gained a remarkable profit, it is not enough to improve the international city image and popularity of Shenzhen only by this middle-end business line. The other one is popular tourism projects such as Dameisha and Xiaomeisha. However, such projects are deficient in creating the income of tourism economy and increasing the green GDP of the city, especially in establishing the international landmark attraction of the city. In other words, the construction of high-end leisure and tourism resort projects in Shenzhen is still blank now.

Compared with the standards of high-end tourism products in international tourism market, Shenzhen has an advantaged geographical environment and regional market advantages in developing high-end tourism. On the one hand, Shenzhen east coastal area has superior geographical environment and climate conditions. Its tourism development goal, tourism function and regional market position determine that this region should develop high-end service product structure, which pays equal attention to both leisure resort and business meeting and exhibition. This is in accordance with the gradual developing mode of internationalization target of Shenzhen. On the other hand, Shenzhen is close to Hong Kong and near the economically-developed Pearl River Delta. Moreover, Shenzhen is also a world city with large population and lots of visitors, thus it has certain industrial basis to develop high-end leisure tourism. Based on further investigation, Shenzhen determines to make use of those natural advantages as soon as possible, to expedite clustering development with perfect facilities and diversified functions in the east coastal area. Oriented by the market, Shenzhen plans to create east Shenzhen into a tourism paradise combining international business vacation, international high-end exhibition and conference, culture and sports leisure, and international coastal campaign, so as to meet the needs of domestic and international high-end consumer groups. This strategic decision provides a precious opportunity for coastal vacation projects.

1.3大鹏半岛,深圳滨海“桃花源”

大鹏半岛东临大亚湾,与惠州接壤;西抱大鹏湾,遥望香港新界,陆域面积290平方公里。在这里,您不单只能看到象蓝宝石一样的海,还能看到动人的七娘山和大燕顶两大古火山穹丘,以及流纹岩、火山集块岩、石泡等距今1.35亿年晚侏罗纪两期火山喷发形成的地质遗迹。美国麦肯锡公司认为该地区可以建成中国首屈一指的生态半岛和休闲度假的精品地区,其旅游资源甚至可以媲美于泰国的普吉岛、印尼的巴厘岛等国际知名旅游胜地。
1.3 DAPENG PENINSULA - “PEACH BLOSSOM PARADISE” OF SHENZHEN COAST
Dapeng Peninsula is close to Daya Bay on the east and boarders on Huizhou. It is embraced by Dapeng Bay on the west. You can see the New Territories of Hong Kong here. Its land area is 290 square kilometers. Standing here, you can not only see the sea like sapphire, but also see two ancient volcanic domes, the Qiniang Mountain and the Dayan Ding, as well as geological relics such as rhyolite, volcanic agglomerate and lithophysae formed by two volcanic eruptions in Late Jurassic 135 million years ago. Dapeng Peninsula could be built as the leading ecologic peninsula and wonderful vacation land in China, and its tourism resources could even be comparable to some internationally-renowned tourist attractions, such as the Phuket Island of Thailand and the Bali Island of Indonesia, says a new study by McKinsey.

按照自然环境和历史发展龙岗区主要包括四大特色旅游度假区域:

桔钓沙地区——运动休闲为主的滨海旅游度假区。
Longgang District could be divided into four tourism and vacation regions according to its natural environment and history:
Pengcheng rural region – historical and cultural reserve, as well as cultural and ecological tourism zone
Xiyong region – coastal town with natural ecological features and style characteristics
Xiasha Diefu region – comprehensive public holiday resort
Judiaosha region – sports and leisure-based coastal tourist resort

2005年9月,国土资源部正式批准成立深圳大鹏半岛国家地质公园,大鹏半岛被《中国国家地理》杂志评选为中国最美丽的八大海岸之一。2007年3月,《大鹏半岛保护与发展规划实施策略》出台,明确了大鹏半岛“建设国际一流水准的生态型滨海旅游度假胜地”的发展目标和“以保护为主、在保护中高水平开发”的发展思路,为合理开发大鹏半岛奠定了基础。2010年4月25日,深圳大鹏半岛国家地质公园正式开工建设。一期计划2011年5月底完工。包括地质博物馆、海岸景观大道、登山道、室外地质广场等16个子项目。或许麦肯锡预计的一组数据可以解释大鹏半岛得到重视的主要原因,按照麦肯锡为大鹏半岛做的规划实施,到2015年,大鹏半岛的生态大旅游产业初步形成规模,年GDP将达到100亿元,其中,旅游业约占40%至50%,旅游从业人员达到10万至12万人。年均吸纳个人休闲450万人次,收入30亿元;商务会议20万人次,收入3亿元。
In September 2005, Ministry of Land and Resources formally approved the establishment of Shenzhen Dapeng Peninsula National Geological Park. Dapeng Peninsula was recommended as one of the eight most beautiful coastlines of China by “Chinese National Geography Magazine”. In March 2007, “Protection and Development Planning and Implementation Strategy for Dapeng Peninsula” was issued, which specified the development target of turning Dapeng Peninsula into an International high-class coastal eco-tourism resort and the development idea of “protecting-based and high-level development”. This laid a solid foundation for rationally developing the Dapeng Peninsula. The construction of Shenzhen Dapeng Peninsula National Geological Park was officially started on April 25th, 2010. The first phase was scheduled to be completed by the end of May 2011, including 16 subprojects such as Geological Museum, Coast Parkways, Mountain Trail and Outdoor Geological Square. The following set of estimated data by McKinsey might explain why people attach great importance to Dapeng Peninsula. The eco-tourism industry of Dapeng Peninsula will begin to take sharp in 2015, and its annual GDP will reach 10 billion. Thereinto, tourism will account for 40% to 50%, and the number of tourism professionals will be 100,000 to 120,000. Annually, it will attract 4.5 million tourists which will create a revenue of 3 billion, as well as business meetings for 200,000 person trips which will create a revenue of 0.3 billion.

Three lands for hotel development, i.e. G17301-1576, G17301-1577 and G17301-1578, located in the near-shore second-class environmental function zone of JDS Area, Nan’au Town, Longgang District, Shenzhen, were integrated to sell on March 2nd, 2010. The total of three lands occupies 66541.65 M2, with the total floor space of 36202 M2 and the floor area ratio of 0.5441. There were seventeen large-scale brand enterprises participating to this land auction with the touch competition during the dealing process. RMB66.18 million was the start price, and finally Shenzhen Hongkong-Mainland Taobao City Investment Co., Ltd. (note: now its name has been changed to be Baoneng Hotel Investment Co., Ltd.) operated by Baoneng Investment Group won this auction at the price of more than RMB 600 million, after more than 100 rounds fierce bidding competition. These lands for hotel development have broken many new records, such as the most bidding times, the highest premium in the history with over 900% premium, and toughest competition in the history, to be the prime site of China’s non-residential land.

JDS Beach leisure resort, located in the beautiful Dafeng Bay and under the foot of the Qiniang Mountains, is surrounded by three green mountains, but open and flat in the middle with 25000 M2 sea beach, embedded between the green mountains and blue sea, adjoining with the Long Cheer Yacht Club. It has been the travelling treasure site in the east of Shenzhen. The whole beach is embedded between the blue sea and sky as a new moon.

The overall terrain of this area is lower in the east coastal part, and higher in the south-west part near the mountains, with the ups and downs, but flat near the sea. JDS Bay is in the west, Yang Mei Keng is in the southeast, Dadui Mountain (177 M altitude), shaped as the peninsula, stretching to Daya Bay is in the north, and Yu Ling Dong, one branch of Qiniang Mountains, with 432 M height, and is in the south.

本次桔钓沙开发用地紧邻桔钓沙湾,呈南北为山、东向面海的三角地带,海滩大部分为沙滩,中部有少量石滩,沙滩沙质较好,为细白沙,海水质量较高,水质清澈透明度高。所涉及的4块经营性用地总面积7.5公顷,总建设规模3.6万平方米。区内(现状)仅有少量建筑,主要为公顷服务用房和停车场。
JDS development land is adjoined with JDS bay, with the mountains in the south and north, triangle zone in the east facing to the sea. There are large sand beach with the good quality white sands, and in the middle there are some rocky beach. Here the sea water quality is very good, with the clear, clean, and transparent sea water. The covered four business lands have 7.5 hectares areas and 36000 M2 overall construction sizes. There are a little constructions in this area (current situation) mainly severing as bathing beach and parking lot.

The overall level of quality of sea water of JDS ranks first among the eastern gulfs.
